04 Why Ryan's
Most renovation headaches come from the gaps between trades. We close them by running every trade under one contract and one schedule.
One person runs your job from demolition to handover and answers your calls. You never chase five subcontractors for a status update.
Every line spelled out: demolition, framing, trades, finishes, permits and cleanup. You can compare it fairly and you know what's included.
Insulation, vapour control and ventilation planned for −30 °C winters, humid summers and the foundations Ottawa homes actually have.
A written 5-year workmanship warranty on every renovation, plus the manufacturer warranties on your cabinets, fixtures and materials.
05 How it works
Four stages, one schedule and a weekly update. You'll know what's happening in your house before it happens.
We walk the space with you, measure, look at what's behind the access panels and in the furnace room, and talk through how you want to use it and what you want to spend.
A drawn layout, a finish list you've actually seen in person, and a fixed, itemized price with a realistic schedule. Nothing gets ordered until you sign off.
We pull the permits, protect floors and seal off dust, then sequence the trades so inspections happen on time and work never stalls waiting on the next crew.
We go room by room with you, fix anything on the list, hand over the closed permits, manuals and your written warranty, and stay a phone call away.

All questionsIt depends far more on scope than on square footage alone. As a guide, a finished basement runs about $50–85 per square foot, a mid-range kitchen about $35,000–60,000 and a full bathroom about $20,000–32,000. Try the estimator for a ballpark, then call or text for an itemized quote after a free visit.
For finishes only, usually not: new cabinets, counters, flooring and paint in the same layout. Moving or removing walls, adding or moving plumbing, finishing a basement, building an addition or creating a secondary suite generally needs a City of Ottawa building permit, and new electrical work needs an ESA permit. We confirm what your project needs and handle the applications.
On site, a bathroom usually takes 2 to 4 weeks, a kitchen 4 to 8 weeks and a finished basement 6 to 10 weeks. Additions and whole-home renovations run several months. Design, ordering and permits come first, and your quote includes a realistic schedule for both.
For most basement, bathroom and kitchen projects, yes. We seal the work area with dust barriers, protect the floors on the way in, and plan around the rooms you need. For a gut renovation of the main living areas, many families stay elsewhere for the loudest weeks, and we'll tell you honestly if that's the case.
Yes. A secondary suite needs a building permit and has to meet Ontario Building Code requirements for fire separation, smoke alarms, egress, ceiling height and separate heating or smoke control. We assess your basement first and tell you what it will take before you commit.
Yes. Every renovation comes with a written 5-year workmanship warranty, on top of the manufacturer warranties on cabinets, fixtures, flooring and other materials.
